About the founder, Justin Singer.

Justin Singer started Singer Holdings in 2012. Prior, he started and grew a technology consulting firm, which he sold in 2012 immediately before founding Singer Holdings. Justin studied at Rice University in Houston, Texas, and received a BS in Computer Science in 2001.

Around the same time as starting Singer Holdings, Justin immersed himself in a personal health and fitness journey — learning about movement styles, mental and physical resilience training, quality food, and much more. That journey continues today, and sparked a conviction that the spaces people live and work in shape how they feel, think, and perform. Singer Holdings develops and reimagines spaces where people live, work, and connect. Our projects reuse and reimagine existing structures where possible — to preserve their heritage and improve project economics. We are particularly passionate about projects that connect people to nature and promote wellness.

The Approach

We’ve worked across a variety of property types including multi-family, flex space, retail, event spaces, and single family. Our guiding principles are:

Existing structures have value the market often misses.

Many operators look at old structures and want to scrape them. We see opportunity — established materials, embedded history, and structural bones to work with. When possible, we strive to reuse and enhance to preserve character, improve project speed, and improve project returns.

Conservative underwriting inside ambitious-looking projects.

Whether we’re undertaking a straightforward project or an unconventional one, our financial logic is restrained. We like deals that can generate strong returns in multiple ways — buy-and-hold, a quick flip, or a long-term cash flow asset. We love projects with strong underlying value in the land and/or the opportunity to purchase structures well below replacement cost.

Strive to integrate wellness and nature into all projects, not just the obvious ones.

Connection with wellness and nature is a valuable amenity, and we strive to integrate it into our projects whenever we can. A wellness retreat is the easy case, but even a straightforward flex metal building can inspire feelings of wellness and connection with great lighting, landscaping, and considered materials and design. We favor projects where nature and wellness are designed in, not bolted on.
